Direct Booking Terms for Short-Term Holiday Rentals in Dubai, UAE

Retreat DXB – Booking Terms, Conditions & House Rules

These Terms & Conditions govern bookings made with Retreat DXB, operated by Martin Galabov, a licensed short-term holiday home operator in Dubai, United Arab Emirates.

1. Booking Confirmation & Payment

A reservation is confirmed only once full payment has been successfully processed through the Retreat DXB booking engine.

For direct bookings:

  • 100% of the accommodation amount is charged at the time of reservation.
  • All payments are processed securely via Stripe.
  • Prices are shown in AED unless otherwise stated.

Reservations without successful payment are not confirmed, and selected dates may be released to other guests without notice.

By completing payment, the guest acknowledges and agrees to these Terms & Conditions in full.

The cardholder expressly authorizes Retreat DXB, operated by Martin Galabov, to charge the payment method provided for all amounts due under this agreement, including accommodation charges, security deposit claims, damages, penalties, fees, and applicable government taxes. The Dubai Tourism Dirham fee, where applicable, is charged in accordance with DTCM regulations. The cardholder confirms they are authorized to use the payment method provided and agree not to initiate a chargeback for services properly provided in accordance with these Terms and the confirmed reservation.

2. Cancellation Policy (Revenue Protection)

All cancellations must be submitted in writing. Cancellation is effective only upon written confirmation from Retreat DXB.

The following cancellation terms apply to direct bookings:

  • More than 30 days before check-in: Full refund minus non-recoverable payment processing fees.
  • 30–14 days before check-in: 50% of the total accommodation amount is non-refundable.
  • 13 days or less before check-in (including no-shows): 100% of the total accommodation amount is non-refundable.

No refunds are provided for:

  • Early departure after check-in
  • Unused nights
  • Personal travel disruptions, visa issues, flight delays or cancellations
  • Government travel restrictions or border closures outside the UAE that do not legally prohibit accommodation operations within Dubai.

Date changes are treated as cancellations and new bookings unless expressly approved in writing and are subject to availability and repricing.

We strongly recommend travel insurance.

3. Security Deposit

A refundable security deposit of AED 2,000 will be pre-authorized on the guest’s credit card.

This is a temporary hold, not a charge.

The pre-authorization:

  • Is placed 2 days before check-in
  • Remains active throughout the stay
  • May be renewed or re-authorized for longer stays if required by card network authorization limits.
  • Is released within 24 hours after checkout following property inspection, provided no damages, missing items, excess cleaning, or rule violations are identified.

Retreat DXB, operated by Martin Galabov, reserves the right to convert the pre-authorization into a charge, in full or in part, where damages, rule violations, or unpaid fees are identified. Guests remain liable for any damages or losses exceeding the security deposit amount. Retreat DXB, operated by Martin Galabov, reserves the right to charge the original payment method for such additional amounts where applicable.

4. Check-In Requirements

  • Check-in is from 3:00 PM
  • Check-out is strictly by 11:00 AM

Late checkout is not permitted unless approved in writing in advance and may be charged at the equivalent of one additional night.

A passport or government ID copy for each guest, including minors, is required prior to check-in in compliance with Dubai Tourism regulations. 

Failure to provide required identification may result in denied check-in without refund.

As required by Emaar community rules, guests will be greeted in person at check-in by the host or an authorized representative.

5. House Rules & Property Use Agreement

By booking, guests agree to the following rules:

No Smoking

This is a strictly non-smoking property, including the balcony.
Smoking triggers building alarms and incurs an AED 2,500 odor remediation and deep cleaning fee.

No Parties or Unregistered Guests

Only guests listed on the reservation may stay in the apartment.
Visitors, gatherings, or parties are not permitted.

Violation of these rules constitutes a material breach of contract and may result in immediate termination of the stay without refund.

Access & Entry

Guests must use the passcode and access cards provided at check-in.

Two access cards are provided:

  • One building access card
  • One parking access card

Lost cards incur an AED 1,000 replacement fee per card.

Beach Towels

Beach towels are optional and available upon request for an additional charge.
Unreturned or lost beach towels will be charged at AED 200 per towel.

Air Quality Monitor

The Wynd air-quality device must remain switched on at all times.
Disabling the device may alert the host and building security.

Damages

Guests must report any damage immediately.
Guests are responsible for all damages beyond normal wear and tear.

In-Stay Cleaning

Mid-stay cleaning is not included but can be arranged upon request for AED 250.

Check-Out Procedure

Before departure:

  • Dispose of excess garbage in the designated garbage room on your floor
  • Return access cards to the marble table

Standard cleaning is handled by us.

6. Liability

Guests acknowledge that use of the property and its facilities is at their own risk.

Retreat DXB, operated by Martin Galabov, shall not be liable for:

  • Personal injury, illness, or accidents occurring during the stay
  • Loss, theft, or damage to personal belongings
  • Guest negligence or misuse of the property
  • Building, community, beach, gym, or common-area or shared facilities incidents beyond host control
  • Interruptions, delays, or disruptions caused by force majeure events, utility outages, maintenance, government actions, or circumstances beyond reasonable control. No compensation, refund, or rate reduction shall be provided for such events where the accommodation itself remains available for use.

Guests are responsible for supervising children at all times and ensuring safe use of balconies, windows, appliances, and all property features and objects.

Nothing in these Terms excludes liability for proven gross negligence or willful misconduct by the host, where such exclusion is not permitted under applicable law.

7. Intellectual Property

All content on retreatdxb.com, including but not limited to text, images, branding, logos, design elements, and layout, is the property of Retreat DXB and is protected by applicable copyright and intellectual property laws.

No content may be reproduced, copied, distributed, modified, transmitted, or used for commercial purposes without prior written consent from Retreat DXB.

Unauthorized use of any material may result in legal action.

8. Governing Law

These Terms & Conditions constitute a binding agreement between the guest and Retreat DXB, operated by Martin Galabov.

These Terms shall be governed by and construed in accordance with the laws of the United Arab Emirates.

Any disputes arising in connection with a reservation shall be subject to the exclusive jurisdiction of the courts of Dubai, United Arab Emirates.
